                            2006 Memorial Business Meeting Summary

 

Memorial Business Brunch had a nice turnout of around 14 homeowners  breaking bread together, discussing topics presented on agenda and making some decisions.

The outcomes were:

Buck Wickham from the forest service indicated he would attempt to secure a slash pile along the burn area off 151 for only wood trash for our use.  Any other trash deposited there would result in the area being closed for any future use.  They are going to see about cleaning up the fencing materials along 151.  He offered having forest service  come around and make lot recommendations and needs for fire prevention.  Bev Kopecky will make these arrangements for our community. He was very informative and shared that a thinning and burn plan will be worked out and possibly ready for implementation in two years.  This includes our area from Highway 180 to the wilderness area.  We are giving him our updated address directory as a means to attempt contacting owners should a need arise.   The forest service dispatch phone # 928-527-3552 and 928-526-0600 for after hours Hot Line. 

 We have 5 year round and 6 seasonal owners using the trash service at this time.  The fee is $125 for the year or $10 a month with the first month being $15 to off set the delivery charge fee.  You can sign up for any number of months to use the service.   If interested, contact Sandra Tusa or Dayle Henson.  Sandra at 480-695-4682, Dayle at 928-606-7020

 The group meeting on the deed restriction update proposal decided to include not allowing  lots to be divided less than their current size as recommended by a zoning law office.

It was also decided to bring it to a vote in the very near future.  So suggest you read up on the old deed restriction to see the differences being made in the new proposal.  County, title companies, and lawyers have recommended we update our 1971 amended version.

 The road needs and maintenance discussion outcomes are to take down the crown and mix a base on Freedline Drive.  To add a surface of crushed asphalt or AB and do a couple of truck loads for a test area.  To have the road 16 feet as a drivable goal, but may not be required everywhere.  A 5 person road committee was decided.  If only five volunteer, they will be it for a year; otherwise, a vote will be required, with the top 5 votes on the committee. Everyone votes if they want, with a no response as an abstaining vote.  You may vote in person or by proxy at meetings.  Decided to continue road needs with voluntary donations.  Discussion to purchase the grader as a group cooperative. A temporary solution is for 9 other owners go in at $1000 a share or a permanent solution is for all 47 lot owners pay $234 for the cost of the grader ($11,000) and $25 a year for  maintenance/fuel.  To rent a grader would run around $700+ a day.  The grader would be used for maintaining FS 151 and improving Freedline Drive.  We need to know how to handle this quickly as they have a buyer for the grader, but will sale it to Whitehorse Park if the interest and financial backing is there.  (WHP road grader proposal was sent out with more details)

 No one attended the insurance policy discussion for Freedline Dr.  The comments made in the general session were that homeowners already had adequate coverage on lots for liability and that a large coverage might act as a red flag for liability suits.  Possible coverage will be looked into through Farmers, Farm Bureau, and one other just to see the cost and possibility of getting it under a voluntary group. 

 The group attending the HOA or a Road Maintenance Association had a healthy debate and a Road Maintenance Association was the preferred choice.  Matt  Markiewicz is going to meet with the county and find if we can collect fee/dues for the road maintenance costs.
